Roofing Systems
We Install

Skymark installs a wide range of roof types across Central Florida, from asphalt shingles on residential homes to advanced membrane systems on commercial buildings. Each roofing system has distinct strengths that match different building styles, budgets, and performance needs. Florida’s intense heat, seasonal storms, and high wind loads all influence which roof types hold up best and deliver the longest service life.

This guide breaks down the most common residential and commercial roof systems Skymark works with so you can understand your options without needing to be a roofing expert. Use it as a starting point, then talk with our team about the best fit for your property. We’re happy to help determine which roofing system makes the most sense for your project, including roof-overs where building codes and roof conditions allow.

Shingle Roofing

Asphalt shingle roofing is the most common choice for pitched roofs in Central Florida and covers many homes, small offices, and light commercial buildings. Architectural shingles with strong wind ratings perform well in Florida’s stormy climate and meet most local building codes and HOA requirements.

Shingles offer a wide range of colors and styles and deliver good value for the budget. If your roof deck and underlayment are in good shape, a new layer of shingles can be used for roof-over service to extend the life of your existing (shingle) roof.

Metal Roofing

Skymark installs several types of metal roofing systems for both residential and commercial clients, including exposed fastener panels, standing seam, and stone-coated steel. Metal roofs deliver durability, long service life, and strong performance in high wind areas when installed correctly. They’re a smart choice for higher exposure sites, coastal and open properties, farm and acreage buildings, modern homes, and commercial buildings where owners want a long-lasting roof with a more premium look.

Metal sheds water quickly, resists uplift when properly fastened, and comes in styles ranging from clean standing seam to stone-coated profiles that mimic tile or high-end shingles. Keep in mind that ongoing maintenance on fasteners and sealants is necessary for exposed fastener systems.

Tile Roofing

Modified Bitumen Roofing

Modified bitumen is a layered asphalt-based system used on flat and low-slope roofs for both commercial and residential applications, including small businesses, multi-family buildings, and residential additions. It has a long track record in Florida and remains a solid option for many flat roofs.

Modified bitumen works well for low-slope roofs on small to mid-sized commercial buildings, older structures, multi-family properties, and residential porches or additions where a durable, proven flat roofing system is needed. It’s tough and resilient with a familiar installation method, suitable for relatively simple roof layouts, and can often be maintained or paired with silicone roof coatings when conditions are right. Regular inspections help catch cracks, blisters, and seam issues early so you can plan maintenance or upgrades.

TPO Roofing Systems

TPO is a single-ply white membrane widely used on modern flat and low-slope roofs. TPO’s reflective surface supports improved energy efficiency, making it a popular choice for both commercial and residential roofing applications in Central Florida.

TPO roofing works well for retail centers, warehouses, offices, restaurants, multi-family buildings, and residential flat roof sections that need an energy-efficient, code-compliant roofing system. The reflective surface helps reduce heat gain, while its heat-welded seams provide strong waterproofing. It strikes a strong balance of performance and cost for Florida properties, but proper installation and detailing around drains, walls, and rooftop equipment are essential for long-term success.

PVC Roofing Systems

PVC is another single-ply membrane similar in appearance to TPO but with enhanced chemical resistance. Skymark uses it on both commercial and specialty residential projects where exposure to grease, chemicals, or other harsh conditions is a factor. PVC is ideal for restaurants, food service facilities, medical and lab buildings, certain industrial properties, and flat roof areas that see more demanding conditions than a standard roof. It can also work on select residential flat roofs where those same conditions apply.

PVC offers excellent resistance to grease and many chemicals, heat-welded seams, and a strong track record on demanding roofs. It’s often selected when its chemical performance provides a clear advantage over TPO or other flat roof systems.

Silicone Roof Coatings

Silicone roof coatings are fluid-applied systems used to restore and protect existing roofs when conditions are right. Skymark uses silicone coatings only, not acrylic, because silicone performs better in Florida’s extreme UV, heat, and heavy rainfall. Coatings work well for owners of aging but structurally sound flat or low-slope roofs—including modified bitumen, certain single-ply systems, and some metal roofs on both residential and commercial properties—who want to extend roof life without a full tear-off.

Silicone coatings improve waterproofing and UV resistance, create a highly reflective surface that helps manage heat, and often reduces property disruption compared to full replacement. Coatings aren’t appropriate for roofs with saturated insulation or major structural issues, and Skymark will evaluate each roof before recommending a silicone coating.

Roofing Upgrades We Offer

Skymark offers a range of upgrades that can be integrated into new roofs or added during major repairs for both homes and commercial properties. These upgrades improve comfort, efficiency, and long-term performance, and they’re often easiest to install when the roof is already undergoing work.

Skylights and solar tubes – Add natural light to dark rooms, hallways, and workspaces while maintaining a watertight roof assembly.

Ventilation upgrades – Solar attic fans, off-ridge, and ridge vents that help manage attic or roof deck heat and moisture.

Drainage and gutter improvements – Gutters, downspouts, and scupper or drain upgrades that help move water away from the building and protect walls and foundations.

Upgraded shingles – Impact-resistant or higher-grade shingles that enhance durability, longevity, and curb appeal.

Premium underlayment – Peel-and-stick underlayment systems that add an extra layer of protection under many roof types, especially important in Florida’s wind and rain.

Ask about adding these upgrades when planning a residential or commercial roof project.

Choosing the Right Roof Type
in Central Florida

Selecting the right roofing system for your property will depend on several factors: roof slope, building type, local code requirements, HOA rules, budget, and long-term occupancy plans. No single roof type fits every property, and what works well for a home in Orlando might differ from what a commercial building in Tampa needs.

Skymark’s team evaluates your property, talks through your goals, and recommends roof types that fit both performance and appearance. Homeowners can start on the Residential Roofing page or schedule an inspection to explore options. Property managers and property owners can start on the Commercial Roofing page or request a roof evaluation. We can also discuss emergency roof repair and roof coating options when designing or replacing a roof.

Roof Type FAQs

Metal roofing is growing in popularity for its durability and wind resistance, with stone-coated steel becoming an increasingly popular option thanks to its long service life, excellent wind ratings, energy efficiency, and ability to mimic the look of tile or architectural shingles with less weight, while tile remains a premium choice in upscale and coastal communities.

TPO and PVC are the most common single-ply membranes for flat commercial roofs, with TPO offering energy efficiency and PVC providing enhanced chemical resistance. Modified bitumen remains a solid option for older buildings and simpler layouts.

Metal roofing costs more upfront but typically lasts longer and requires less maintenance than shingles. It’s worth considering if you want a premium look, plan to stay in your home long-term, or live in a high-wind area where metal’s uplift resistance adds value.

Skymark will inspect your roof to check for saturated insulation, major leaks, and structural damage. If the roof deck and membrane are still in decent shape, silicone coating can restore waterproofing and reflectivity without a full tear-off.
